Our home inspections follow guide lines set forth by InterNACHI and the State of Florida, they include but are not limited to Roof, structure, HVAC, Electrical, Plumbing, Irrigation, All system, All appliances, interior doors, windows, all crawl spaces and attics are inspected from inside the space, all roofs are inspected from the roof if at all possible
A Uniform wind mitigation inspection details with pictures and a required state form how the house is protected from a storm. The roof age is important due to code changes in 2002 , therefore a roof covering applied after 3/1/2002 is built to the current hurricane standards and will qualify for a better discount than a roof covering applied prior to 2002. The roof deck nails used after 2002 have a minimum requirement of an 8d nail. A secondary water resistance is not required but is desired and is an insurance discount if one is applied. If the home has hurricane clips or hurricane straps this is a discount if the attachments are free of rust and have at least three nails holding them in place. After 2002 three nails is the minimum requirement, however most will have a nail in every hole in the strap. The openings or penetrations on the home are all the doors and windows, todays forms ask for the weakest, therefore a home with all but one window or door with wind protection will not qualify for a discount until all doors and windows have protection
The 4 point inspection describes the roof type, age, expected useful life and current condition. Similar on the electrical it describes the type of electrical boxes, types of wiring, age, expected useful life and current condition. The plumbing is the same, the inspection will describe the type of piping, the age, the useful life and the current condition.
Certified Mold Inspector will gather the mold samples as desired by the customer or necessary by the visible signs of mold. Samples can be taken in three ways, air samples captured in an air o cell, tape lift or swab. All three methods are affective. Samples are then taken to EMSL Processing lab in down town Orlando, results are available in 24 hours from the time of drop off.
A lead test is a simple test using a chemical reaction and swab. Asbestos testing and Chinese drywall testing require the material be transported in an air tight containment to the laboratory and is testing there. KA Inspections Inc. uses EMSL Orlando laboratory.
